About the Area
Kansas City, Kansas (Western Wyandotte County) has seen a huge (2 billion
dollar) commercial and residential real estate boom in the last 8 years. KCK is
home to major employers like General Motors,
Kellogg's,
Sara Lee. EPA
regional headquarters, FedEx and more.
But the real explosion of commercial development all started when
Daytona International
Speedway Corp. built a NASCAR track in
Western Wyandotte County eight years ago. This track has six or seven races each
year and they always sell out. Racing fans come from all over the Midwest to
watch the cars compete. The developers of the NASCAR track recently broke ground on
a new casino adjacent to the track. With this 400 million dollar casino, Daytona
International Speedway Corp. has petitioned NASCAR for another Sprint cup race.
Other developments around the speedway include:
Cabella's, Great Wolf Lodge,
Nebraska Furniture Mart,
Village West, (a 400 acre site
featuring nearly 100 restaurants/retailers)
T-Bones stadium ( a major league
baseball team) the The Kansas City Wizards
( a major league soccer team), and the new
Hard Rock
Casino. Also Schlitterbahn just
opened last fall. It is a 750 million dollar state of the art water park that
sits on a 400 acre site just East of the Speedway. This new water park is only
one mile away from the development lots that are up for sale. According to the
Kansas City, Kansas website, 10 million tourists come to KCK each year. And that
number is rising... There is currently another one billion dollars worth of
development projects being built right now all around the speedway. These Lots
for sale are two miles east of the speedway and are right on I-70.

About the Lots
Lots 3, 4, and 5 are all for sale at $6 per square foot. Zoning for these three
Lots is CP-2. All utilities are available. There was approx. 80K yards of dirt
removed to make this a balanced/level site. The Lots have been rough graded and
a city approved water retention pond has been built to handle water run-off for
the entire 10 acre development. A turn lane off 78th St. and into the
development was required by the city and this has been completed. The city also
required me to widen Riverview Ave. at the stop light of Riverview Ave. and 78th
St. to accommodate the extra traffic generated. All city requirements for the
development have been satisfied.
These Lots are all shovel ready. You would need to submit your preliminary plans
to the city, get them approved, get permits, and build. In the pictures, you
will see a temporary asphalt road from 78th St. This temporary road was built
for ingress/egress to the mini storage until we could build the permanent access
to the storage facility. The storage facility is accessed off of Riverview Ave.
and the permanent road to the storage facility has been completed. This
temporary road is no longer needed and can come out at any time. |

Development History
We are a self storage development company and desired to build a new facility in
the fast growing Western Wyandotte County of Kansas City. Kansas. We purchased this 10.85 acre site with residential zoning. It had multiple houses on it and was full of mature trees. The city agreed the site should be for commercial use and would give
us the zoning we needed for the self storage project if we purchased all the available ground (10.85 acres).
The city then wanted the remaining ground sub-divided and wanted more hotels or restaurants. There is currently a shortage of hotels in the area for the amount of tourists. In the past, Kansas City has lost major conventions because of the lack of hotel rooms.
We don't have the expertise in these types of properties to develop one.
Therefore, we need to liquidate these properties to free up capitol for more self storage acquisitions. |
